Arrival and departure
Landsitz Rocky Docky is available from 3:00 pm on the day of arrival. On departure day, we kindly ask guests to vacate the house by 10:00 am.
Payment
A deposit of 50% of the rental price is due after booking. The remaining balance is payable no later than four weeks before arrival. Optional extras can be paid on departure by cash, debit card or credit card.
Rates and included services
Rates vary depending on the season and length of stay. Children up to and including the age of 2 stay free of charge; reduced rates apply for children aged 3 and over. A detailed price breakdown is available on request.
The rental price includes bed linen, towels, bathrobes, sauna towels, firewood, water, electricity, heating, Wi-Fi, parking, final cleaning and use of the sauna, garden and play facilities. Electricity used at the EV wallboxes is charged according to consumption.
Optional extras
A stocked fridge can be arranged for your arrival on request. The natural cellar offers a selection of regional beers, wine and non-alcoholic drinks. A bread roll service is available at weekends.

Welcome to Landsitz Rocky Docky, a historic Allgäu country retreat for up to 10 guests. Our lovingly restored 5-star holiday home combines the charm of bygone days with modern comfort, generous space and a truly special atmosphere.

The house is peacefully located on the edge of the small hamlet of Wollmuths, surrounded by meadows, woodland and beautiful mountain views. With around 200 m² of living space and a private garden of approximately 1,000 m², it offers plenty of room for families, multi-generational holidays and groups of friends, as well as quiet places to relax. Lake Niedersonthofen is only about 500 metres away, while hiking, cycling and walking routes start right on the doorstep.

Upstairs, there are three double bedrooms plus a family area with connecting door: one double bedroom and an adjoining room with two single beds. All beds are freshly made for your arrival. Blackout options, insect screens, TVs and high-quality wooden floors ensure restful nights. Two modern bathrooms with underfloor heating provide extra comfort for larger groups. Towels are included.

At the heart of the house are the spacious eat-in kitchen and the cosy traditional lounge. The kitchen is fully equipped with a gas hob, electric oven, dishwasher, fridge, freezer, microwave, bean-to-cup coffee machine, additional coffee maker, toaster, kettle and many useful kitchen essentials. A wood-fired masonry stove with hotplate makes shared cooking evenings especially cosy.

In the lounge, a large dining table, comfortable seating area, wood-burning stove, piano and TV invite you to enjoy long breakfasts, game nights and relaxed evenings. Younger guests have their own play corner with games, puzzles, colouring materials and plenty to keep them entertained.

Families with small children are well looked after, with a cot, high chair, changing table and child toilet seat available. In the large garden, little explorers will find a playground, swing, sandbox, trampoline and table tennis table.

The private sauna and wellness area with relaxation room, outdoor shower, bathrobes, sauna towels and sauna oils is the perfect place to unwind after a day at the lake, in the mountains or on the slopes. A truly special highlight is the outdoor sleeping pod in the garden: a memorable night under the stars, surrounded by the peace of nature and a clear view of the Allgäu night sky.

Several terraces, a sunny lounge terrace, sun loungers, barbecue area and covered outdoor seating make the natural garden a favourite summer spot. Fresh herbs from the garden are yours to enjoy. Firewood for both masonry stoves and the fire bowl is included.

In the natural cellar, you will find a selection of regional beers, wine and non-alcoholic drinks. On request, we can arrange a stocked fridge for your arrival. At weekends, a bread roll service is available, and a selection of bake-at-home items is kept in the freezer.

Free parking is available directly at the house. Three permanently installed EV wallboxes make charging electric cars easy, and e-bikes can also be charged. Bicycles, pushchairs and sports equipment can be stored safely.

Landsitz Rocky Docky is a house full of history – and a home away from home for guests who value nature, comfort and precious time together.
